Friar Professional Building History


March 2007 Merabi and Sons LLC. Became the owners of 14545 Friar Street Building. The initial purchase consisted of only eight suites, five which were on the first floor and three on the second floor. Suite 100 and 101 were occupied by the owner (Suite 102), insurance company (Suite 104), healthcare provider (Suite 112), Spanish advertising firm (Suite 201), insurance adjustor (Suite 202), and a paralegal (Suite 205). The yearly rent roll was $120,000 at the time of the purchase. The building hallways and offices were carpeted and all the doors were flimsy and hollow. This building was the definition of a fixer upper.

I began my signature renovation in April 2007, during the first month of the renovation the tenants in Suite 102, Suite 104, and Suite 205 vacated the building. This is when we kicked everything into high gear, within a few weeks we had converted the entrance doors to all glass, fixed and upgraded all the stair cases, changed every door to every suite to solid mahogany, took out all of the carpeting from every suite and hallway and converted to a luxurious travertine marble. In a few words, I began putting my "signature" on the building and transforming it into the luxury class A office building it is today.

Since 2007, we have turned 8 suites into 49 suites through detailed and precise architectural tactics and outstanding construction. We now provide windows to all of our second floor office suites. We have renovated and built a number of restrooms to accommodate all of our tenants. We didn't just renovate the buiding we now service our tenants with luxurious services that Class A buildings offer. Our signature services range anywhere from concierge, outside signage, banquet hall availability, workout facilities, business center with full service executive suites. Which brings us to current yearly rent roll of $660,000. By December of 2012 we have been able to say we are 100% occupied in all of our 49 suites and even have a waiting list. The building was purchased in 2007 for $2,600,000 and in min 2012 the building was appraised for $6,500,00.
